Certainty, Speed, and Strategic Fit: Helping Our Client Close with Confidence
CHALLENGE:
With the end of the year approaching, the owners of a ±6.65-acre tract in Aubrey, Texas were ready to make a move. They wanted clarity, momentum, and a buyer they could trust. The tract’s location near Aubrey ISD made it a unique opportunity but also brought some complexity as development interest increased around the site.
ACTION:
Josh Bryan at Bryan Haggard Land Group was engaged to bring structure and expertise to the marketing the sale of the property. Our team launched a comprehensive marketing effort targeting a mix of users, including the school district, the city of Aubrey, multifamily developers, retail developers, and investors while keeping conversations active with key local stakeholders.
Early in the process, we engaged Aubrey ISD, who had been exploring expansion options for their High School. Initially, the ISD had passed, and the site was awarded to a national multifamily development group. When the market turned with upcoming supply, high interest rates, and unknown tariff affects, the site became available once more. At that point the ISD development plans advanced to a point where the 6.65 acres fit well. With their interest confirmed, we worked to ensure the site met both parties’ expectations and timelines for a new administrative building.
Our approach included:
Proactive outreach to city staff to validate use potential and planning fit.
Targeted marketing to institutional and local buyers aligned with the site’s highest and best use.
Early engagement with Aubrey ISD to explore feasibility.
A focused contract timeline that allowed for closing before the year’s end.
RESULT:
Entered contract with Aubrey ISD within 30 days of receiving their Letter of Intent.
Closed in under 60 days, giving the sellers a clean and timely transaction.
Delivered a strategic win for both buyer and seller — with confidence, clarity, and a clear future use for the site.
“This was about moving forward with the right partner at the right time. The sellers exited with certainty, and Aubrey ISD gained a strategic site that supports their growth. ”— Josh Bryan, Partner, Bryan Haggard Land Group
