Land Broker Josh Bryan, the principle partner of Bryan Haggard Land Group, has been working on the forefront of the build-for-rent wave over the last five years representing one of the premier pioneers in the industry, NEXMetro Communities.
Bryan partnered with NEXMetro in 2014 when the developer broke out of the Arizona marketplace and expressed interest in property owned by the Haggard family in Plano. NEXMetro put the East Plano site under contract and closed on the purchase months later following City Council’s approval of zoning. Bryan and his uncle, Rodney Haggard, assisted the group with entitlement process and navigated intricacies of the new ground breaking housing product.
“It was difficult at first as the market hadn’t seen a build-for-rent concept here in DFW, so we had to work through the zoning process and ultimately provide a vision for the City of Plano to support,” said Bryan. “At the end of the day, Plano City Council voted in full support and they became the first municipality in DFW to agree to this type of single-family rental community, opening the window of opportunity for NEXMetro to expand into other DFW submarkets. This new type of housing product is something that we believe in and can stand by day in and day out.”
Since then, Bryan and the NEXMetro Site Acquisition team took the market by storm, completing multiple transactions in Fort Worth and the Northern Submarkets of Dallas. The latest closings include 23 acres on Milrany Road and 121 in Melissa, 14 Acres on Hwy 380 and Boorman Road in Princeton and an additional 5-acre land assemblage at The Grove on Preston Road and Frontier Parkway in Celina. Mark Boone of Realty Capital, Dillon Cook and Chris Burrow of Range Realty Advisors, and Antonio Matarranz of Avangard Group represented the sellers in each transaction.
As the market has evolved over the years, the rental home trend is clearly on the rise and NEXMetro is at the forefront of the industry. “These luxury single family rental communities provide wonderful lock-and-leave opportunities for people of all ages and lifestyles, whether it be a young executive who doesn’t want to maintain a home or an empty-nester who has chosen to downsize and minimize their maintenance responsibilities by leasing a home,” Bryan explained. “It’s been an honor to see the evolution of each development and we are excited to see what’s in store for the future.”
